Accommodation is a choice of:

  1. One large bedroom in main house

  2. One smaller bedroom in main house

  3. Cabin-by-the-Falls

What to expect:

  • There is a large shared kitchen and a shared deck at the main house.

  • House guests have their own bathroom, through the kitchen. Mini-fridge in larger room, electric kettle, and coffee-maker. There are complimentary coffee pods, sodas, etc. The cabin has a composting toilet and a propane stove in a  3-sided structure by the cabin.

  • There is a TV for Netflix and Amazon Prime in larger bedroom, and there are board games available. The TV gets no signal and cannot access TV stations.

  • There are bagels, Danish etc in mini-fridge and main fridge in kitchen.

  • Weather: A useful website is weather.gov. Enter zipcode: 05735

  • Ferry schedules: Ti ferry is seasonal and some other Lake Champlain ferries stop running or modify their schedules because of ice, wind conditions, etc. Check on line before you leave for a ferry!

  • Wi-Fi – password posted in bedroom. The TV in large guest bedroom is a smart TV but depends on strong WiFi signal strength. Wi-Fi reception is generally fine in the house and immediate vicinity such as the deck. There is no Wi-Fi at the cabin.

  • Note that a 4X4 or AWD is needed during or immediately after a moderate or heavy snowfall. Host will  plough as quickly as possible. If you arrive and driveway is snow-covered, please use your judgement as to whether to proceed down to the house or not. If driveway looks too snowy or icy, please park at top of driveway and call/text the host who will pick you up. Remember when you leave, you have to go up the hill!

  • Bears. Bears have been seen on the property but sightings are rare and bears have not caused any problems. There are bear bells to take with you on a walk if you wish. There are occasion sightings of mountain lions on the property.

  • Steep drops. There are precipitous drops on the property, especially near the brook. Visitors are hereby warned not to go close to the ledges or waterfalls. Do not climb on the falls, frozen or not; it is extremely dangerous.

  • Giddings Brook, though a tranquil woodland stream much of the year, is a rushing torrent in the spring and early summer, or during or immediately after heavy rain and anything in its path gets swept over the falls. Please keep clear!

  • Decks and outside steps. Take extreme care on decks and outside steps because they are very slippery when wet or icy. The outside steps to the deck are usually blocked off in winter because of snow, so please use rear mud room entrance in winter. Note there are a couple of steps here also that can be very slippery.

  • Hunting season. Although hunting is prohibited on the property, please ensure you wear bright coloured clothing during hunting season even when close to house.

  • If you use the cabin’s fire pit, please be extremely careful and use it only on the lawn. The woods and undergrowth are often very dry and there can be a high risk of fire. So please keep fires small and under your complete control at all times.  Do not leave the fire burning; always totally extinguish when not attended. A bucket to keep water in to extinguish fire is provided. Rake away any pine needles or twigs before lighting a fire. A rake is provided. Please do not leave food around because of bears and porcupines. Thank you!

We love having you as a guest, but please be safe whilst here.  Keep away from rock ledges and waterfalls, and although beautiful, they are dangerous and a fall or trip/slip could lead to injury or death. Also please be aware that the trails have many rocks and roots that require a walker’s attention to avoid trips and falls.
